We had one of our resident’s friends harassing other residents in our apartment complex by knocking on windows past midnight.  Then we set up a camera.

It is imperative that you include "House Rules and Regulations” as an addendum to your rental agreements.  Within of the body of the addendum is states “Residents are responsible for the conduct and cleanup of their children and guests.”

You then send out a 3-Day Notice to Cure Violations.  If the resident’s friends continue to be a nuisance to other residents after the 3-Day Notice to Cure Violations, you then can proceed with an eviction with cause.
